Landmark Donnybrook pub on market, guided at €1.9m

Joint agents Lisney Morrisseys and Stokes Property are guiding €1.9m for the property which comes with planning permission for five residential units and one retail.

In recent years two other pubs in the centre of the village, Kielys and Madigans, have been redeveloped, the latter as The Donnybrook licensed restaurant and the former as a residential complex.

The only other pub still remaining in Donnybrook is Arthur Mayne’s, which is nearer the opposite, southern end, of the village.

Located mid terrace at 83-85 Morehampton Road, McCloskeys extends to 530 sq m over three storeys and part basement.

With a large single storey extension, its ground floor extends to 270 sq m and accommodates a bar, off-licence and kitchen, and its space is supplemented by a beer garden and terrace.

Its overhead space extends to 180 sq m, complimented by basement storage of approximately 97.3 sq m.

Lispopple’s planning permission for a living-over-the-shop development includes the retention of its existing three-storey front facade and basement and with the retail unit at ground floor level, which could also be retained for pub use.

The development will involve partial demolition of the existing three-storey mid-terrace building and rear extensions and the construction of two three-storey buildings.

Block A, fronting Morehampton Road and incorporating the existing facade, gable and basement, will contain two two-bedroom duplex apartments over a 128 sq m ground floor retail unit, with new shopfront, over a basement store.

Block B, to the rear of the site, will contain two two-bedroom duplex apartments over a ground floor three-bedroom apartment.

Lispopple’s owners purchased the premises in 2017 for less than €1.7m from the McCloskey family who gave their name to the pub which they had operated since 1963.

By securing planning permission in 2020, Lispopple added value to the property.
