Revealed: Wicklow eircode with most expensive homes outside Dublin
The highest median prices outside of Dublin were in Wicklow at €425,000.
THE national Residential Property Price Index (RPPI) published by the Central Statistics Office for 2022 reveals that the highest median property prices outside of Dublin were in County Wicklow, with one Eircode in particular proving expensive.
Nationally, the RPPI increased by 8.6 per cent in the twelve months leading up to November 2022, with prices in Dublin rising by 7 per cent and prices outside Dublin up by 9.8 per cent.
The Dublin region had the highest prices at €425,000 in the year to November. The highest median price outside of Dublin were in Wicklow at €425,000, followed by Kildare at €368,847. The lowest price was in Longford at €150,000.
The five most expensive Eircode areas by median price were all located in Dublin, but outside of the capital county, the most expensive Eircode over the last 12 months was A63 Greystones, with a median price of €525,000. The second most expensive Eircode area was A98 Bray, where the median price was €465,000.
Overall, the median price for a property in Greystones was €525,000, €465,000 for Bray, €350,000 for Wicklow town and €265,000 for Arklow.
Dublin residential property prices are 5.9 per cent lower than their February 2007 peak, while residential property prices in the rest of Ireland are 2.2 per cent higher than their May 2007 peak.
In the year to November, 49,982 dwelling purchases by households at market prices were filed with Revenue. Of these, 16,598 (33.2 per cent) were purchased by first time buyer owner-occupiers, while former owner-occupiers purchased 26,752 (53.5 per cent).
The balance of 6,632 (13.3 percent) were acquired by non-occupiers. Revenue data shows that there were 1,634 first-time buyer purchases in November 2022, an increase of 13.1 per cent on the 1,445 recorded in November 2021. These purchases were made up of 481 new dwellings and 1153 existing dwellings.
